Residential Refurbishment, Sheffield S11
Acting as Principal Contractor, we converted unused storage space in Sheffield into two high quality apartments.
Sector: Residential Refurbishment
Location: S11, Sheffield
Client Brief: The client obtained planning permission to convert unused storage space above an existing retail unit into two self-contained residential apartments. The key objectives were to deliver high-quality, compliant living spaces while meeting a fixed completion date due to tenants being lined up to occupy the apartments.
Our Role: Jackson & Lacey Construction acted as principal contractor, managing the project from strip-out through to final completion.
Scope of Works:
Full internal strip-out
Installation of new heating systems
New electrical installations
Sound insulation upgrades
Plastering and internal finishes
Installation of new kitchens and bathrooms
Flooring, joinery and full decoration
Key Challenges & Solutions: The property was located on a busy main road, with restricted access to the rear for skips, deliveries and materials. Careful planning and coordination were required to manage logistics efficiently and minimise disruption.
In addition, the project was programme-critical due to confirmed tenant move-in dates. Works were carefully sequenced, with close management of labour and materials to maintain momentum and ensure deadlines were met.
Outcome: The project was completed on time, providing the client with two high-quality apartments ready for occupation as scheduled. Clear communication and structured project management ensured the client had confidence throughout the build process.
Why This Project Worked:
Clear and consistent communication with the client throughout the project, ensuring expectations, programme and key milestones were fully understood at all times.
A tightly managed and laser-focused programme, developed around restricted site access and a fixed tenant move-in date, allowing works to be carefully sequenced and delivered on time.
Proactive planning and coordination of labour, materials and deliveries, ensuring progress was maintained despite logistical challenges.
This structured approach allowed the project to be completed efficiently, on programme, and to the required standard.
